Jack Wise is a partner in the real estate and real estate finance sections of the firm. He has been listed in The Best Lawyers in America in Real Estate Law since 2001, and has been selected as a “Texas Super Lawyer” in Real Estate Transactions in surveys conducted by Texas Monthly since 2003. Texas Monthly surveys also named him as one of the “Top 100 Lawyers” in the City of Houston in 2004 and 2005. Mr. Wise is involved in a wide range of real estate related transactions including pre-development planning, acquisition, financing, development and disposition of real estate related assets and structuring of various real estate entities.
Mr. Wise represents developers and investors in connection with the acquisition, disposition, financing, development and leasing of all types of commercial real estate including condominiums, apartment complexes, office buildings, medical buildings, master planned residential subdivisions, master planned commercial parks, regional shopping centers, unimproved property, hotels, golf courses, industrial developments and environmentally sensitive properties. Mr. Wise also represents landlords and tenants in connection with complex lease issues including development agreements, sale - leasebacks, operating agreements, reciprocal access and restrictive covenant agreements.
Mr. Wise's practice also includes the representation of both interim and permanent lenders and he has represented such lenders in connection with construction loans, development loans, tax exempt bond financing and loans secured by unimproved property and improved property, including master planned residential subdivisions, golf courses, office buildings, regional shopping centers, resorts, industrial complexes, condominiums, apartment complexes and the construction of improvements on leasehold estates. - Representation of a Houston-based developer in the acquisition, financing and development of a 2,500 acre master planned community.
- Representation of a national developer in the acquisition, financing and development of a 300 acre master planned office and retail business park.
- Representation of tenants during the past year in connection with office and office warehouse/flex space in excess of 2,000,000 square feet.
- Representation of developers within the past year in connection with in excess of $40,000,000 of construction financing for the development of golf courses.
- Representation of a waste management company in the $120,000,000 acquisition of a number of landfills and transfer stations in multiple states.
- Representation of a Houston-based NYSE company during the past year in the acquisition of a 10 acre business park site and the development of a 250,000 square foot office building for its corporate headquarters.
- Representation of a Houston-based developer during the past year in the acquisition, development and financing of a 50 acre retail park.
